APR -- The APR is the
cost of consumer credit as a percentage spread out of the term of
the loan. The APR on this website for rates provided by our
preferred mortgage company is the same apr and the rate, because
there is no lender costs.
Cost of consumer credit includes any charges as an incident
to or a condition of the extension of credit. It does not
include any charge of a type payable in a comparable cash tranasction.
Charges that are included in the APR calculation should be indicated
as Prepaid Finance Charges on the Good Faith Estimate. Please
note that certain items such as Mortgage Insurance Premiums effect
the APR calculation direclty.
For Adjustable Rate Mortgages, a fully-indexed APR is used that
is based on a comparison that is made at each adjustment date of
the then current rate plus 2% versus the margin plus the index.
As part of this calculation, the index is assumed to remain constant
throughout the life of the loan. When the underlying indexes are
low, it is possible for the fully-indexed APR to be lower than the
starting rate on the loan.
